What it is & how it works
Gutter Leak Repair in plain English
Most gutter problems don't need a full replacement. Leaking end caps and miters, pulled-away hangers, sagging runs holding water, and blocked downspouts are all repairs we handle same-week — before the water finds your fascia, siding or foundation.
We start by running water through the system to find where it's actually escaping. Seam and miter leaks get cleaned back to bare metal and resealed with a gutter-grade tri-polymer sealant that stays flexible through PNW freeze-thaw — not the silicone bead most handymen use, which peels within a season. Sagging runs are re-pitched (about 1/4" of fall per 10 ft) and re-hung on hidden hangers screwed into solid fascia; where the fascia itself is soft, we replace the board before re-hanging. Clogged or undersized downspouts get flushed, re-strapped, and upsized to 3x4" if the run keeps overflowing. Overflow at a valley usually means the gutter is undersized or a splash guard is missing — both quick fixes. If a repair won't hold, we'll tell you what a seamless replacement would cost instead of patching it twice.

Seam, Miter & End Cap Leaks
The corners and joints are where sectional gutters almost always fail first.
- Old sealant ground out and surface cleaned to bare metal
- Gutter-grade tri-polymer sealant rated for standing water
- Water-tested before we leave
- Loose rivets replaced, not just re-sealed
Option 2Sagging & Pulling-Away Runs
Sagging & Pulling-Away Runs
A gutter holding water is a gutter that's about to tear off the house.
- Re-pitched for proper fall to the downspout
- Hidden hangers every 24" into solid framing
- Rotted fascia board replacement where needed
- Spike-and-ferrule systems converted to hidden hangers
Option 3Clogs, Overflow & Downspouts
Clogs, Overflow & Downspouts
If it only leaks in heavy rain, it's usually a flow problem, not a hole.
- Full hand cleanout and downspout flush
- Upsize to 3x4" downspouts on long runs
- Splash guards added at valley dump points
- Underground drain line checked for blockage

Common questions
What Seattle homeowners ask us about gutter leak repair
How much does a gutter leak repair cost?+
Most seam, miter and hanger repairs run $250 – $650. Re-pitching a long run or replacing rotted fascia sections is typically $600 – $1,500. You get the price in writing with photos before we start.
Is it worth repairing or should I replace the gutters?+
If the gutters are aluminum, under about 20 years old, and the leaks are at a few joints, repair is the smart money. If seams are failing all over or the metal is corroded, seamless replacement usually costs less than repeated patch visits.
How fast can you come out?+
Most gutter repairs in King, Snohomish and Pierce County are scheduled within the same week — sooner if water is getting into the house.
