What it is & how it works

Roof Cleaning & Moss Removal in plain English

In the Pacific Northwest, moss, algae, needles and leaf litter are a roof's worst enemy. We scrub it off by hand and follow with a spray-on moss treatment — never a pressure washer — so your shingles keep shedding water the way they were built to and your roof lasts as long as it should.

Why cleaning matters for roof longevity: moss acts like a sponge. It holds water against your shingles for days after every rain, pushes shingle edges up so wind-driven rain gets underneath, and its roots work into the seams and slowly break down the asphalt and granules. Needles and debris piled in valleys and behind chimneys dam water and rot the decking below. Left alone, a Seattle roof that should last 25 – 30 years can fail in 15. Our process: we inspect the roof first and photograph problem areas, scrub the moss and debris off by hand with brushes — across the surface, in the valleys and around penetrations — then spray a roof-safe moss treatment over the roof that kills moss and algae down to the roots, and let the rain rinse away what's left over the following weeks. We finish by clearing everything out of your gutters and downspouts, and can install zinc strips along the ridge to slow regrowth. Because we're roofers, not just cleaners, we'll also flag any lifted shingles, cracked pipe boots or flashing issues we spot while we're up there.

Understanding your options

Tiers, styles & what's included

Tap any tier to see exactly what's in it, what it costs relative to the others, and who it fits best.

Option 1

Why Clean Your Roof?

Moss and debris don't just look bad — they trap moisture and shorten the life of your roof.

  • Moss holds water against shingles long after rain stops
  • Roots lift shingle edges and let wind-driven rain underneath
  • Debris in valleys dams water and rots the decking
  • Algae streaks break down granules that protect against UV
  • Many shingle warranties expect reasonable maintenance
Option 2

Hand Scrub & Spray-On Moss Treatment

No high-pressure washing — it strips granules and can void your warranty. We scrub the moss off by hand, then spray on a roof-safe moss treatment.

  • Hand removal of heavy moss clumps
  • Roof-safe treatment kills moss and algae to the root
  • Plants and landscaping protected during application
  • Rain naturally rinses the roof clean over the following weeks
Option 3

Debris, Valleys & Penetrations

The spots where water slows down are where roofs fail first — we clear them completely.

  • Valleys cleared of needles, leaves and branches
  • Behind chimneys and skylights cleaned out
  • Around vents and pipe boots cleared
  • Everything bagged and hauled away
Option 4

Prevention & Maintenance Plans

Keep the moss from coming back and catch small issues before they turn into leaks.

  • Zinc strip installation along ridges to slow regrowth
  • Annual or twice-yearly maintenance plans available
  • Photo report of your roof's condition after every visit

Common questions

What Seattle homeowners ask us about roof cleaning & moss removal

How often should I clean my roof in Seattle?+

Every 1 – 2 years for most homes. Roofs under heavy tree cover or on shady north-facing slopes may need a light treatment every year. Early fall or spring is the best time.

Do you pressure wash roofs?+

No. Pressure washing blasts the protective granules off shingles, can force water under them, and can void your manufacturer warranty. We scrub the moss off by hand, then spray on a moss treatment that finishes the job.

Does moss really damage a roof?+

Yes. Moss holds moisture against the shingles, lifts their edges, and speeds up rot in the decking underneath. It's one of the most common reasons Pacific Northwest roofs wear out early.

Is roof cleaning safe for my plants and pets?+

We protect landscaping around the house during treatment and use roof-safe products. We'll let you know how long to keep pets away from the drip line, usually just the day of the treatment.

How much does roof cleaning cost?+

It depends on roof size, pitch and how much moss is up there. We give free written estimates — call or text 425.505.0466.
