Short answer: most asphalt roofs in the Puget Sound region last 20 to 30 years, and metal or synthetic systems roughly twice that. The longer answer is that shade, moss and ventilation decide where your roof lands in that range — and those are all things you can check today.

Wind lifts tabs that have lost their seal with age. One storm rarely ends a roof, but repeated uplift on a 20-year-old roof usually starts the leaks.

Ventilation and attic heat

Poorly vented attics cook shingles from underneath. On older Seattle homes with little attic insulation, this is the quiet reason a roof ages faster than the warranty suggests.

Does removing moss extend a roof's life?+

Yes, when it is done correctly. Gentle treatment and brushing plus trimming back overhanging branches helps. Pressure washing strips granules and takes years off an asphalt roof, so we never recommend it.
