The joint between a chimney and the roof moves and weathers differently from the rest of the roof, so it relies on metal flashing to keep water out. When the flashing fails, rusts, or pulls away, water can get into the attic and walls.

How roof-to-chimney flashing works

Flashing is layered with the roofing so water running down the roof is directed around the chimney. The exact details depend on the chimney size, its position on the roof and the roofing material.

Repair versus replacement

Small problems like loose or unsealed sections can sometimes be repaired. If the flashing is rusted, damaged or poorly installed, replacing it is usually the more lasting fix, and during a reroof it is normally replaced.

Inspection limitations
